In 1968, then operating as H.B. Zachry Company, Zachry crews completed the deluxe, 500-room Hilton Palacio del Rio in the heart of downtown San Antonio in only 202 days, becoming a hallmark of modular building in the process. When owners decided the landmark hotel was in need of an update in 2011, Zachry Construction Corporation led the design-build approach on the renovations.

The modular nature of the precast concrete rooms meant walls could not be moved. Zachry renovated every aspect of the 300,000-square-foot, 22-story hotel, updating rooms in a modern style that pays tribute to the Hilton’s Texas roots.

The multi-phase renovations featured a number of technological upgrades, including connectivity centers, a digital signage system, virtual concierge and a Personal Occupant Requirement Terminal (PORT) technology elevator system.

The hotel remained open and occupied for the duration of the two-phase renovation process, which required concerted coordination with the Palacio del Rio operations staff, allowing construction activities to proceed with minimal disruption to hotel guests. Phase I was completed in 11 months, while Phase II was completed in eight weeks. 

Zachry turned to technological aids to stay on track with the scheduled milestone dates for substantial and final completion. The team made extensive use of mechanical, electrical and plumbing (MEP) software in order to streamline the renovation process and ultimately complete the job more quickly and efficiently.
