$165 million mixed-use project in the works for Hemisfair

A $165 million development with apartments, retail and a boutique hotel is in the works for Hemisfair as part of a multi-million dollar overhaul of the park.
The Hemisfair Park Area Redevelopment Corp., a nonprofit that manages Hemisfair, is preparing to negotiate with local developers Zachry Hospitality and The NRP Group for a mixed-use project in the northwest area of the park, according to a news release. The project would include 380 residences, a full-service boutique hotel, public parking and retail and restaurant space.
Any agreement for a development will be subject to City Council approval. An agreement is expected to go before council near the end of this year, according to the release.
In January, City Council approved a 163-unit apartment complex at Hemisfair by local developer Area Real Estate, and last fall the park’s Yanaguana Garden play area opened.
The city has gotten a lot of good news in its effort to build up downtown recently. Last week, local developer Keller Henderson revealed plans to demolish a row of buildings on East Commerce Street to construct a 10-story upscale apartment building along the River Walk. A 21-story hotel and condo tower is being planned for the River Walk, and a 30-story apartment tower is in the works for downtown.
